Retrofit of basement apartments in homes in Toronto, Central Toronto, North Toronto and Downtown Toronto 

It is a tricky situation to legalize basement apartments whether you already have one or are contemplating having one in your home, which can add often, needed income and contribute to your real estate investment of your home. 

There are many things to consider when retrofitting your basement apartment. 

The Building code is about the construction of the house and once it is built it doesn’t change again.  

The Fire Code deals with safety issues regarding possible fire at your property.  Fire Code can apply retroactively. 

Once the necessary home improvement has been made the basement apartment needs to be inspected to verify it is done properly  and they will receive “certificate of compliance”.  

Some of the areas to be examined in the basement apartment of your property are: 

Fire Containment

This means that the materials used to build or modify your basement apartment follow certain requirements. 

Escaping the home

This means there has to be adequate exits in the event of a fire in your home.

Fire Detection

This involves smoke detectors and possibly carbon monoxide detectors, which are the responsibility of the owner of the home. 

Electrical Safety

There is an inspection the house electrical system by the Electrical Safety Authority (formerly Ontario Hydro) and any deficiencies must be addressed.
